My name is Patrick Brusil and I’m a REALTOR. Since 2008 I have helped hundreds of people make smart decisions regarding buying, selling, and investing in real estate. The best part is that I have worked with amazing individuals on a daily basis. It’s incredible. Throughout this journey, I’ve seen a lot but haven’t seen it all. What I know for sure is what to question and where to look for answers (most of the time).
We are not going to blow smoke up your you-know-what. We won’t lavish you with stories about past glories to justify believing some outrageous explanation of why to buy or sell a particular home. And we are not going to pose on the steps of a Back Bay brownstone with a latte in hand for marketing materials. That is gross.
There are 2 driving forces in how we operate: transparency and integrity. That is it. In fact, our goal is to be champions of both of those. We also know there are no absolutes. Too many times we hear others discuss “industry standards” as if the business must be done a certain way. That sounds like a bunch of bullshit to us.

If you like a property and want to buy it: GREAT. We can help you through the process. If you don’t: GREAT. We can move on. The timeline that matters is the one you’re on. What’s important is that people make the choice that works for them, works for their family, and works financially. You’re the client. You’re buying the property. You’re going to be paying the mortgage. Not us. We aim to make sure CHOICE always remains with our clients.
We are conservative in our approach and valuations because it is not our money being spent. It is yours. And our job is to be a steward of the equity in your home, whether that is a starter condo or a multi-family residence.
Our work is never about “closing a deal”; it is about helping people improve their lives. You’re buying a property, not a snickers bar. It’s ok to take your time, be clear on the process, be clear on what is involved, and make sure your finances are in order. There are no questions that are too silly to be asked and no concerns too mundane to be addressed.
The industry has changed greatly since 2008. A consumer doesn’t need an agent to tell them where the nearest train station, elementary school, newest coffee shop, or the local farmers market is. You that have information at your fingertips with the smartphones we all carry in our pockets. You certainly don’t need us to walk you through a home and say “And here is the kitchen“. We suspect all of our clients know what a kitchen is.

The value of your home is your number one marketing tool.
All the cleaning, pictures, videos, fancy paper collateral, balloons at open houses, or other gimmicks mean nothing if the home is priced above where the market perceives the value. Our deep, data-driven approach to valuing a property is one that we would gladly put up against any of our peers. In fact, we are confident it is superior.
And yet, we also know that value is not a one-way conversation in which our opinion is the only voice that matters. We work hand in hand with our clients and even gather opinions from trusted colleagues in the event of a truly unique situation.
In addition to valuing the home and pricing correctly (value and pricing are 2 separate conversations) we work with a comprehensive team of vendors from stagers to painters, landscapers, and cleaners, to professional photographers in order to present the property at its optimal. This goes for both the digital and physical worlds. It doesn’t matter if the property is a $250,000 starter condo or a $6,000,000 estate. We treat each client the same.
We don’t leave anything to chance. You only have one opportunity to make a first impression and it is critical. We won’t let you fail.
From there, we are students of negotiation. We look at all angles and assess all blind spots. We don’t force anything on our clients when dealing with negotiations. Everything is their choice and we give them as many options as we see possible. We stay by your side explaining the process and making sure the right professionals are there to get the transaction finalized and help you transition on to whatever or wherever is “next”.
